The Newport Zoning Board voted 5–0 on Nov. 18 to approve a retroactive dimensional variance for 523–525 Fame Street to convert two dwelling units into guest‑house units (five bedrooms total), conditioned on the applicant securing two assigned off‑site parking spaces and providing one‑year paid leases to the zoning officer each year.
Ally Grist testified that the property has three floors with a long‑term rental on the first floor and proposed guest‑house conversions on the second and third floors, totaling five bedrooms. The applicant reported on‑site stacked parking for two cars and said two additional spaces would be obtained at Wellington Resorts; staff said it would verify that Wellington has dedicated, available parking capacity and that leases must be dedicated to the Fame Street address.
Board members said approving the variance with the dedicated‑lease condition will remove cars from downtown streets and is consistent with waterfront business district uses; the motion carried unanimously.
