Plan commission approves rezoning, vendor request and several site-plan amendments
Summary
On Aug. 6 the commission recommended rezoning two Oak Ridge Glen lots to single-family, approved a temporary food vendor at Fleet Farm, allowed The Local's parking changes with permanent wheel stops in lieu of curb and gutter, approved a metal accessory structure, and accepted a minor exterior color change for a Citizens Bank site.
The Muskego City Plan Commission approved several routine and noncontroversial items at its Aug. 6 meeting.
Rezoning and comprehensive-plan amendment: The commission recommended that the Common Council approve a rezoning and 2020 Comprehensive Plan amendment for two vacant Oak Ridge Glen lots owned by Daryl Borchard, changing future land use from high-density residential to medium-density and rezoning two lots from multifamily (RM) to single-family (RS). One resident spoke in favor at the Common Council public hearing; commissioners voted unanimously to recommend approval to the Common Council.
Temporary vendor: The commission approved a site-plan amendment for Smoke Ring Barbecue to operate one weekly vendor day at Fleet Farm West (Wednesdays, roughly 11 a.m.–6 p.m.) through November; staff supported a single, time-limited vendor and commissioners emphasized the need to monitor cumulative impacts on local brick-and-mortar restaurants.
The Local (parking amendment): The commission approved a building-site amendment for The Local (191 South Hillandale Drive) after the property owner repaved and expanded the lot to add 19 parking stalls and proposed a dumpster enclosure. Staff recommended curb and gutter for new parking in commercial areas, but commissioners amended the resolution to allow permanently affixed wheel stops in lieu of curb and gutter and required a zoning permit for the dumpster enclosure. The amended motion passed unanimously.
Accessory structure: The commission approved a waiver for a metal accessory structure (pole building) for John and Cleaver Lewis, conditioned on residential-style trim and a prohibition on commercial use.
Citizens Bank: The commission approved a minor exterior color-change amendment for a new Citizens Bank building (accent color change to a deep purple); staff had no objections and the commission voted to approve.
All items passed by voice vote; staff will process permits and any follow-up documentation required by the approved resolutions.
