Pickens County planning staff presented three rezoning requests and the planning board voted to forward recommendations for approval to the county commissioners.
RZ190749 (applicant referenced as Sean Padlet) sought to rezone a 10-acre parcel on Hawthorne Hill Road (parcel 054097001) from agriculture to small agriculture to enable splitting the tract into two 5-acre parcels. The applicant said he had purchased 20 acres and planned to split and sell one 10-acre tract to finance keeping the other for a homestead. Staff recommended approval with the condition that any future development comply with applicable codes. The board voted to recommend approval.
RZ190750 (identified in the packet as Affordable Investments LLC/Oracle Investments) requested rezoning of 27.76 acres at the corner of Henderson Mountain and Browning Road from ag to small ag to divide the property into five residential lots. Developers and property representatives discussed lot-line adjustments, cleanup work, provision of county water and market pricing; they said they will deed a small, irregular county-owned parcel back to the county to resolve an access issue. Staff recommended approval with standard code-compliance conditions and the board voted to recommend approval.
RZ190752 (Marcel Boseman) asked to rezone 5.9 acres at 17074 Fourmile Church Road (parcel 068082003) from agriculture to rural residential so the owner could split off a 2.5-acre parcel for resale while retaining the remainder. The applicant confirmed buyers were lined up for the parcel to be sold. Staff recommended approval with the usual development-condition language; the board voted to recommend approval.
All three votes were recorded as planning board recommendations; the county commissioners will make final determinations on the rezoning requests.
