Commission approves Integrity Infusion expansion landscape plan with recommendation to maximize larger‑caliper trees

The Peachtree City Planning Commission on Nov. 18 approved the landscape plan for an expansion of Integrity Infusion (new address 290 Parkade Court) in the city’s general industrial zone, and recommended the applicant work with staff to maximize larger‑caliper trees where feasible.

Staff reported the site’s impervious area would normally require 342 caliper inches of canopy and 228 inches of understory; the proposal provides 50% of each (171 canopy, 114 understory) and therefore requests tree‑fund alternative compliance. Staff recommended approval, noting the industrial use and site constraints make full on‑site compliance difficult and that the tree‑fund would apply for the remainder. Staff calculated the tree‑fund contribution would equate to 57 of each tree type if accepted.

Warren (All South) and Jay Bolin, Tomco Construction’s general contractor, described site constraints — a 60,000‑square‑foot warehouse, loading docks and stormwater facilities — that limit plantable areas. Commissioner Liotta proposed increasing some canopy trees from 3‑inch to 4‑inch caliper to gain 'a little bit more instant impact to the site' and reduce the tree‑fund payment; several commissioners supported working with staff on larger caliper where slopes and utilities permit. The commission moved to approve the plan with a recommendation that the applicant collaborate with staff to maximize larger‑caliper trees where they can be supported; the motion was seconded and approved by voice vote.

The approval allows the project to proceed with the understanding that staff and the applicant will look for opportunities to increase on‑site caliper where feasible before resorting to tree‑fund payments.
