The Peachtree City Planning Commission on Nov. 18 approved the landscape plan for a combined Take 5 Oil Change and Caribou Coffee project at 2714 Highway 54 West, accepting a request for tree‑fund alternative compliance for three canopy trees.
Staff told the commission the property is zoned GC and lies within the Georgia 54 West Corridor Overlay District. Because of the site’s small, narrow footprint, staff said the plan provides 54 caliper inches of understory trees (slightly more than required) but only 69 caliper inches of canopy trees compared with the 79 required, and therefore the applicant requested the tree‑fund option after planting all feasible trees on site. Staff recommended approval, noting required buffer widths and overlay‑district design guidelines were met.
Warren of All South, representing the applicant, described the site as narrow and previously lacking landscaping. Commissioners asked about the aluminum fence atop a retaining wall (staff: safety and continuation of the fence) and suggested evergreen plantings where feasible to extend year‑round screening. The commission voted to approve the landscape plan by voice vote.
The approval allows the site to proceed with the proposed buffer and planting plan; the shortfall in canopy caliper will be addressed via the city’s tree‑fund alternative per the land‑development ordinance.
