The Peachtree City Planning Commission on June 24 approved a staff-recommended waiver of the Land Development Ordinance—s elevation-review requirement for a Hoshizaki expansion at 618 Highway 74 S.
City staff told the commission the 120,000-square-foot addition will sit about 400 feet back from the property line, will be largely screened by existing topography and plantings, and "staff is of the opinion that the waiver meets this ordinance requirement, for the building, to not be visible from the street," recommending approval with a condition that 10- to 12-foot evergreen trees be planted in the landscape island adjacent to the access driveway to screen the new building from Highway 74.
Don Hulan of Major Construction, speaking for the applicant, said the company will install the required landscaping and that an architect is handling the landscape design. Commissioners focused questions on visibility from a nearby public cart path and recent tree removal. Commissioner Liotta described seeing "fairly significant tree removal and grading" along the path and recommended that when the applicant returns for landscape-plan review they address buffering along the cart path.
Staff explained the landscape-plan review will determine the number and placement of overstory and screening trees based on the amount of new impervious surface. The commission then voted to approve the waiver with the staff-recommended planting condition.
The waiver approval is conditioned on planting and placement to be confirmed through the landscape-plan approval process; staff will return to administer that plan review and confirm compliance.
