The Glynn County Mainland Planning Commission on Oct. 16 approved a site plan for a luxury RV resort at 168 Petersville Road, with commissioners noting the project is a major tourism‑oriented investment for the county.
Planning staff described the proposal as a phased development with up to 309 RV spaces, cabins, a pool and resort area, walkways, golf‑cart rental and a 6,000‑square‑foot clubhouse. Agent Jake Lemmings said the plan is under the planned‑development text and that developers have completed a traffic study and are coordinating access and deceleration improvements with the Georgia Department of Transportation.
Developer Steve Evert, representing Brighton Real Estate Ventures, told the commission the project is intended to draw longer stays and would include luxury motor‑coach sites, rental RVs, cabanas, hot tubs and food‑and‑beverage service at the clubhouse. "You can expect between $40 and $60,000,000 investment on that piece of property," Evert said.
Residents who spoke during the public hearing raised questions about site access, building height near adjacent neighborhoods and whether temporary access points had GDOT approval. Agent Lemmings said the temporary driveway was permitted through GDOT and that final access will be reviewed through the civil plan and GDOT coordination; staff noted that any required GDOT improvements will be conditions of civil approval.
Commissioners voted to approve the site plan 5–0. Next steps include final site‑construction plan review, civil permitting and ongoing GDOT coordination for access improvements.
