The Mainland Planning Commission on Nov. 12 voted 5-0 to recommend approval of ZM-24-20, a Planned Development (PD) text amendment for the Majestic Oaks parcel on Highway 82.
Staff explained the amendment does not change overall density (the site remains subject to 16 units per acre) but lowers minimum lot-size requirements: townhouse lots would drop from 2,000 to 1,600 square feet, and single-family lots would drop from 6,000 to 3,600 square feet. Agent Jake Lemmings and property representative Charles Way said the change would permit creating lot lines and selling lots as fee-simple parcels rather than limiting the area to multifamily rentals.
Commission discussion focused on whether smaller lots are appropriate in market terms and whether existing standards already allow similar configurations in some zones. Commissioner Neville moved to approve the PD amendment as presented; the motion was seconded and passed 5-0. Staff noted that future subdividing and any site-plan or civil changes will be subject to standard county review.
