The Daly City Planning Commission voted Oct. 1 to forward Use Permit UPR‑4‑24‑16495 to the City Council to allow A J Auto Body to use a vacant tenant space at 5951–5955 Mission Street for storage of vehicles that have completed bodywork and paint and are awaiting customer pickup.
Planning staff said the subject property sits between existing automotive businesses and is one parcel from San Francisco; staff recommended forwarding the permit and concluded the proposal is consistent with the general plan and commercial mixed‑use standards. Staff also determined the project is exempt from CEQA as an existing facility.
Commissioners asked whether paint preparation or bodywork would occur at the storage site; staff clarified that all paint and body work would remain at the applicant’s existing location across the street in San Francisco and that the staff report was edited to state "vehicle storage only," with no on‑site paint or paint preparation allowed. Staff explained that tenant‑improvement work must be submitted to the building division for review and that the use permit could be revoked through code enforcement and returned to the planning commission and city council if the owner fails to comply.
A motion to adopt the staff findings, affirm the environmental assessment and approve UPR‑4‑24‑16495 passed on a roll call with recorded yes votes from commissioners Fapua, Nuris (Aye), Satori and Couture. Conditions of approval require building and safety reviews and compliance with the listed operational restrictions before occupancy.
The item will next be scheduled for City Council consideration, where the council will review staff’s recommended findings and conditions before deciding whether to grant the permit.
