Garden City economic development board reports multiple commercial and housing prospects; Frito‑Lay building operational

Garden City Economic Development Board President Lana Duvall told the board the organization generated several commercial and industrial prospects in July and late July and is coordinating follow‑up with developers and the city. She said one industrial client submitted a letter of interest on a site and an out‑of‑area developer is pursuing commercial and potential multi‑family projects with follow‑up meetings scheduled.

"Their construction is completed and they are occupying their building," Duvall said of the Frito‑Lay warehouse after touring the site, calling it "a very, very nice building." She added the organization is working with another entertainment prospect and its attorney on a development agreement and expects housing construction to begin soon in Bridal Estates after the project received authority to move forward.

Steve Cottrell, Special Projects Director, said Maverick is under construction at Western Kansas Quarter and East Merritt Street and that he confirmed trucks on site as evidence Frito‑Lay had begun operations in the corridor building. On the residential side, he said infrastructure at Randall Estates is complete and awaiting final county acceptance so housing construction can begin.

Duvall also reported the Tax Abatement Review Committee considered two abatements and recommended they be taken to the County Commission at its Sept. 16 meeting. No county commission action was recorded at this meeting.

The board discussed annexation in response to a resident question about a track east of Holcomb; Duvall said annexation would be required if the landowner requests city services. No formal annexation action was taken at the meeting.

The meeting concluded with a motion, second and voice vote to enter an executive session for client confidentiality; the board set a 25‑minute executive session and planned to return to regular session at 08:30.
