Planning Commission approves design changes for 12 Bridges BP/Arco; EV charging remains

The Planning Commission unanimously approved a resolution on Tuesday to allow proposed design modifications to an already-approved BP/Arco convenience store, carwash and canopy at 12 Bridges Drive. Staff presented the changes as cost-driven adjustments that retain the project’s overall massing and site plan but reduce certain stone details, remove some columns and replace tile roofs and mansard elements with flatter metal roofs.
Boniface, the staff presenter, told the Commission the Downtown design-review board had voted unanimously to approve the proposed revisions and that staff found the modified project consistent with the City of Lincoln general plan and applicable municipal code provisions. Boniface also recommended the Commission determine the project’s compliance with CEQA (staff cited CEQA section 15162).
Vice Chair Gilbert and other commissioners asked about electric-vehicle infrastructure after the proposed design changes. Ahmad Guderi, an engineer appearing for the applicant, confirmed on the record: “And the EV charges are staying on there.” Staff and the applicant identified the EV stalls on the west side of the site near the carwash exit.
Commissioner Gilbert moved adoption of the resolution and Commissioner Eric Johnson seconded; a roll call vote was unanimous.
