Board approves lot consolidation for 825 Elm Avenue to allow single-family construction

He said the owner, Richard Coleman, purchased three adjacent 40x120-foot parcels and received a zoning variance last winter allowing the parcels to be merged into a single building lot with an area of 14,400 square feet (slightly below the 15,000-square-foot standard).
Snyder said the plan received planning commission approval last month and that the applicant did not request any waivers. Township planning staff recommended the board approve the lot consolidation plan subject to standard conditions in the Middletown Township Subdivision and Land Development Ordinance and zoning ordinance unless relief has been granted by the appropriate body.
A supervisor moved to grant approval with the stated conditions; the motion was seconded and carried. The board’s approval authorizes the creation of a single lot to support a future single-family home; follow-on permits (grading, building permit) will be required and reviewed under the usual processes before construction.
Next steps: The applicant will pursue grading and building permits and comply with any outstanding conditions tied to the subdivision and land development ordinance.
