Planning commission approves plat amendment to combine Lot 40 in Pine Ridge Subdivision

The Snyderville Basin Planning Commission voted unanimously Tuesday to approve a plat amendment in the Pine Ridge Subdivision that extinguishes Lot 40 and divides it between adjacent Lots 39 and 41 to bring an existing residence fully within its recorded building pad.
Senior planner Jennifer Strader presented the staff recommendation, saying the proposal divides Lot 40 and adjusts the Lot 41 building pad so an existing house will be entirely on the pad. "There are building pads that were placed on the lots to preserve sensitive areas, such as steep slopes and ridgelines," Strader said, and staff found all service providers had no objections and recommended approval.
The commission opened the public hearing and heard no speakers. Commissioner (speaker 2) moved to approve the plat amendment "based on the findings of fact and conclusions of law," and the motion was seconded. A roll call vote resulted in a 4–0 approval.
The approved amendment does not change the siting, service provider reviews, or other conditions identified in the staff report; it simply adjusts lot lines and the building pad to bring the constructed house into compliance with the recorded plat. The commission’s action implements the staff report’s recommendation and will be reflected in the county’s land records.
The planning commission adjourned the public hearing after the vote. Any subsequent record updates or recorded documents will be handled by county planning staff as part of final plat processing.
