Planning commission approves Preserve Lot 21 plat amendment, corrects building-pad size and report date

The Snyderville Basin Planning Commission on Sept. 10 voted to approve a plat amendment for Preserve Lot 21 that reconfigures the development activity envelope to allow a single-family dwelling and an on-site guest house to be located closer together to improve turnout for fire and emergency vehicles.
Senior Planner Strader told the commission the lot totals 12.3 acres and is governed by the Red Hawk Wildlife Preserve Project consent agreement. Strader acknowledged an error in the staff report’s date and an incorrect square-foot number; the preserve lots are limited to a 30,000-square-foot development activity envelope, and staff and commissioners agreed to correct the report accordingly.
"So this amendment would allow for the single family dwelling and the guest house to be located closer together, which would allow for a better turnout for fire and emergency vehicles," Strader said. The applicant listed on the agenda is Ted Mason; no applicant representative spoke at the hearing.
There were no public comments. Commissioner Bruce Carmichael moved to approve the application with the corrections to the building-pad size (30,000 sq ft) and the report date; Vice Chair Ty Anne Mooney seconded. The motion carried 5–0.
The approval adopts the findings, conclusions and conditions enumerated in the staff report as corrected; staff will finalize the recorded plat with the revised exhibit and corrected date.
