Planning commission approves Silver Creek plat amendment to consolidate lots

The Centerville Basin Planning Commission voted to approve a plat amendment for the Silver Creek subdivision that consolidates multiple parcels and results in six developable lots, staff and the applicant told the commission.
Principal planner Jennifer Strader presented the staff recommendation, saying the amendment "consolidates and then rearranges the lots, and the end result would be 6 developable lots," and that service providers have reviewed the plan and can provide required services. Strader recommended the commission "hold a public hearing and vote to approve the plat amendment, per the staff report."
Applicant Tony Tyler (Columbus Pacific Development) told commissioners the change "cleans up the existing lot boundaries" and will make follow-up steps—such as a roundabout right-of-way transfer and a subsequent master-plan/rezone application—easier to process. Tyler said the proposal is intended to incorporate two parcels that currently sit outside the 1965 recorded plat into the subdivision and that the plan does not increase density on the property.
Commissioners asked about service-provider clearances, potential uses for the large eastern parcel and timing. Staff confirmed a few technical service-provider issues remained to be satisfied but that none would affect the overall layout. Following a motion to approve "pursuant to the findings of fact, conclusions of law, and conditions of approval found in the staff report," the commission carried the motion by voice vote; the chair announced four votes in favor, one abstention and one member absent.
