Senior planner Stephanie Petruzzo presented the second reading of Ordinance 2024-O-41 on Dec. 9, describing a petition from Huddle Huntington Realty Corporation to rezone three parcels in the 1500 block of Ninth Avenue from R-4 (two-family residential) to C-1 (neighborhood commercial).
Petruzzo said the C-1 district allows for higher-density and mixed uses—examples include multifamily dwelling units, restaurants and retail with a footprint no larger than 6,000 square feet—and would expand how the property could be developed. She told council that "petitioners are not required to reveal their development plans for rezoning ordinance" and that rezonings are evaluated based on permitted uses in the code. Staff recommended the rezoning as a boundary adjustment consistent with the 2025 comprehensive plan, and the planning commission forwarded the petition to council with a positive 7-0 recommendation.
No formal vote on final passage was recorded in the work session transcript. Council members asked no substantive questions during the presentation; the item was presented for its second reading and may return for final action at a future meeting.
