Designer Wilson Tan described material choices including sand‑colored La Habra stucco, James Hardie vertical siding, brown fascia and limestone trim. Commissioners expressed concern that the front elevation appeared roof‑dominated in the rendering and suggested enlarging or reorienting the small dormer and adding complementary elements to animate the attic area; the applicant agreed to work with the city architect on revisions.
A written public comment was submitted raising questions about a front‑yard pony wall; staff clarified that the site plan does not show a wall and none will be installed. Commissioner Tu moved to approve with the condition that the applicant work with the city architect to revise the dormer and east elevation articulation; Commissioner Chang seconded and the motion passed 3–0.
