The Design Review Commission continued MSP21‑006, an updated master sign program and proposed public mural for the commercial center at 140 West Valley Boulevard (referred to in materials as Tawa Gateway), after commissioners asked the sign company and the artist to return with a more cohesive package.
Staff presented the updated sign criteria, new pylons, wayfinding signage and a mural design by artist Sasha West; staff said the project is exempt from CEQA (Class 1, 15301) and recommended approval subject to conditions. The signage consultant explained that tenant storefront signs may use tenant logos and colors while pylon and wayfinding signs would follow standardized fonts and a limited palette. Commissioners sought consistency across vehicular and pedestrian wayfinding, clearer example boards showing how the family of signs would appear together, and technical details for illuminated pylon letters, removable tenant panels and fabrication.
A notable point in the hearing: the applicant stated that ownership does not permit Chinese characters or logos on tenant signage at this center. Commissioners also emphasized the absence of an artist biography, maintenance plan and clear mural fabrication details; staff and commissioners asked for the artist to be present when the item returns.
Commissioner Chen moved to continue the master sign program and the public art to a date uncertain so the applicant and the artist can present a unified package; Commissioner Chang seconded. The commission voted 3–0 to continue.
