The Design Review Commission on Tuesday approved a site plan review for a new one‑story single‑family home at 1008 Prospect Avenue, voting 3–0 to adopt the staff‑recommended resolution and conditions.
Staff planner Christine Song told commissioners that the previously continued project had returned with corrected plans, a revised color and materials board, an eliminated proposed front yard fence and an arborist report describing construction‑phase protections for an on‑site oak tree. Song said the project complies with R‑1 development standards and is exempt from CEQA under the Class 3 (15303) exemption.
During the hearing, commissioners confirmed the applicant provided the revised material board and that conditions of approval — including tree protection measures — were issued to the applicant. Commissioner Tu praised the consolidated materials and recommended approval; Commissioner Chang stressed that plans must match construction documents so field inspections match approved plans.
No members of the public spoke on the item. Commissioner Chang moved to approve the site plan review per staff’s recommendation; Commissioner Tu seconded. The roll call vote was 3–0 in favor.
The approval is subject to the conditions enumerated in the staff report, including adherence to the arborist recommendations to preserve the oak tree and compliance with the labeled materials and colors submitted with the plans.
