Staff told the Planning Commission that at its next meeting, scheduled for Nov. 6, staff will present draft ordinance language to implement portions of the town’s housing element related to accessory dwelling units (ADUs).
Sage (planning staff) said the draft ordinance will consider allowing additional ADUs on properties larger than 2 acres and permit some ADUs in the SR district for lots over 1 acre, consistent with Department of Housing and Community Development expectations. Sage also said staff will include a proposed change to the town’s definition of “emergency shelter” to ensure compliance with state law.
Sage noted the town does not control all constraints affecting ADU deployment, observing that the county may be considering changes to septic regulations that influence where ADUs and their bedroom counts are permissible. Staff said they will sequence the ADU ordinance work to focus on housing‑element compliance first and bring related septic and technical topics forward as appropriate.
The commission did not take any formal action on the ordinance draft at this meeting; staff expects to return with ordinance language for commission review on Nov. 6.
