Staff summarized earlier direction and said the applicant reduced ornamental detailing, changed the exterior palette to darker stone and wood siding, scaled down the front entry and reduced glazing. The applicant provided a conceptual landscape plan with native trees intended to screen the house from I-280; story poles were installed and reviewed by staff and the board.
Board members praised the reduced glazing, the native planting plan, and the prompt response by the project team. Staff cautioned that a grading exception or further planning-commission review could be required depending on final grading. The board moved the item to formal review or staff processing and asked the applicant to continue outreach to immediate neighbors before ground-disturbing work begins.
Next steps: Formal review and any required grading exceptions will be handled by staff or referred to the planning commission; CEQA applicability will be determined at the appropriate review stage.
