Danville delays decision on 197 Wood Ave. short-term rental application pending inspections

The Danville Board of Zoning Appeals voted to postpone action on Gibson Investing LLC’s application for a short-term rental at 197 Wood Avenue (PZ24-00576) to the board’s Jan. 16 meeting after staff reported outstanding safety and permitting issues.
Nicole Gibson, who identified herself as local and said she and her husband had invested about $70,000 in renovations, asked the board for contingent approval pending final inspections and a certificate of occupancy. "We've put about $70,000 in this," Gibson said, urging the board not to delay another month.
Staff presented a memo listing outstanding items: smoke alarms missing in bedrooms and common spaces, absence of an ABC fire extinguisher, no posted emergency-exit plan, missing light fixtures and covers, and incomplete building and mechanical permits. Staff and several board members said the permits remained open and final inspections had not occurred, and some board members said the property was not sufficiently complete for approval.
After discussion about the outstanding items and inspection scheduling delays during the holidays, a board member moved to postpone the application to the Jan. 16 meeting to allow work to be finished and inspections scheduled. Mr. Ray seconded the motion; roll call recorded a majority in favor and the application was tabled to January.
