Little Falls residents urge enforcement of A‑1 zoning at contested contractor yard

A cluster of residents from the Little Falls Road area used public comment time during the July 2 evening session to urge Stafford County officials to reopen and enforce a zoning violation for a parcel they say has been used as a contractor storage yard for several years.
Speakers described continuous heavy‑equipment noise, diesel engines and beeping alarms, overnight and weekend grading, dead fish from a drained pond and regular dust that interfered with homeschooling and home life. Several residents said the property is zoned A‑1 (agricultural) and that a contractor storage yard is not a permitted use in that district; they said the zoning department issued a notice of violation earlier this year but later closed the case after 60 days while equipment remained on site.
Michael Childress and Jesse Stream asked the board to direct staff to reopen inspection, provide an unbiased inspection with supervisor participation, and follow through until equipment and storage are removed. Supervisor Diggs was identified by several speakers as engaged and supportive of their efforts and encouraged them to continue to work with zoning staff.
Planning staff and county representatives in the public record acknowledged the difference between M‑1 (industrial) locations — where a contractor yard is a by‑right use — and A‑1 parcels where it is not. Neighbors requested clearer enforcement, timely follow‑up and stronger corrective action. County staff noted a permit for grading on the site had expired the day before comments, which residents said further supports removal of materials and equipment.
The board did not take immediate action on enforcement during the meeting; residents asked supervisors to continue to press zoning and code enforcement staff for follow‑up and to reopen the matter when appropriate.
