Board approves short-term tourist rental permit near Blacksburg with occupancy limits

The Montgomery County Board of Supervisors approved a special use permit allowing a short-term tourist rental at a residence on Wrights Way outside Blacksburg.
Planner Brie described the R-2 zoning requirement for non-owner-occupied short-term rentals and said the Virginia Department of Health approved use of the private septic system as a four-bedroom dwelling with limited occupancy. The recorded limitations discussed by staff and incorporated in the recommended conditions include no more than eight occupants (with guidance indicating 8to10 guests in some materials), maximum stays of four consecutive days and a limit of 20 days per month. Planning staff also noted requirements for parking, compliance with fire code, registration with the commissioner's office for meals/occupancy taxes, and that Blue Ridge Escapes would serve as the management contact.
No members of the public signed up to comment during the hearing. The Planning Commission had recommended approval by an 8to0 vote. The board moved to adopt the permit and, by roll call, approved the request (7 ayes recorded). The vote authorizes the short-term tourist rental subject to the supplemental regulations and VDH/VDOT conditions noted in staff presentation.
The effective conditions require that the property be registered for applicable local taxes, that any necessary building permits be obtained, and that the supplemental short-term rental regulations in county code be met.
