Planners recommend Cornerstone Freewill Baptist special permit for Catlett property

The Fauquier County Planning Commission on Oct. 17 recommended that the Board of Supervisors approve a Category 6 special permit for Cornerstone Freewill Baptist Church to establish a minor place of worship on a property just under 2 acres off Old Dumfries Road in Catlett.
Ms. Marshall summarized the application: the site is in the Catlett Village Service District, zoned R-1 at one dwelling unit per acre; the applicants propose a 1,920-square-foot building with a 100-seat sanctuary, fellowship area, classrooms and restrooms, 26 parking spaces, landscaping, and a connection to the Catlett/Calverton wastewater treatment system. The applicants asked for a reduced front-yard setback so an existing block building could remain for storage (approximately 13 feet from the property line). Proposed conditions included the typical controls for places of worship on hours, attendees, screening and locating the worship structure outside the required front yard while allowing the existing structure to remain for storage only.
Unidentified Speaker 7 recommended forwarding the permit to the Board of Supervisors with a recommendation of approval; Unidentified Speaker 6 seconded, and the commission approved by voice vote. A commissioner confirmed the approved setback would not allow future expansion of the storage building.
The recommendation will be forwarded to the Board of Supervisors for final action.
