The Fauquier County Planning Commission recommended approval Sept. 19 of a preliminary plat to subdivide 53.82 acres at 4003 Rector Town Road in Marshall into 87 single‑family residential lots. Staff told the commission the property is zoned R‑2 (two dwelling units per acre) and the proposal complies with the county’s zoning and subdivision ordinances.
According to staff, the plan sets aside 26.86 acres of open space that would include wetlands, a tot lot and a trail system, and proposes a grid street pattern with tree‑lined sidewalks. Stormwater management and public water and sewer service were addressed in the application; VDOT reported no objection to the plat’s two proposed access points.
Commissioners said the application is largely ministerial because it conforms to zoning and subdivision rules. One commissioner noted a letter from the water service authority confirming water can be made available. After discussion and a second, the commission voted to forward a recommendation of approval to the Board of Supervisors.
The recommendation is advisory; final site plans, construction plans and final plats will return to the county for technical review and approval before any building permits are issued.
