Morgan Reisinger presented staff findings, saying the property is zoned B-1 (General Business) with proffers and that staff recommended approval with conditions to ensure consistency with proposed architectural elevations and to prohibit outdoor display of merchandise. The Planning Commission recommended approval 7–0.
Vernon Getty, speaking for principals Rick and Joe Bushey, said the site is appropriate, that infrastructure is in place, and requested approval. The board moved and approved the motion; members recorded unanimous aye votes.
The approval is conditioned on staff-proposed mitigation measures and design consistency with submitted elevations. No additional public opposition was recorded at the hearing.
