The Dinwiddie County Planning Commission on Sept. 11 recommended approval of rezoning case P‑24‑10, moving two parcels (tax map 34‑18B and 34‑18C) from A‑2 Agricultural General to R‑1 Residential Limited and forwarding the matter to the Board of Supervisors.
Planning staff presented the case and said the parcels fit the residential‑limited purpose because the area already contains single‑family dwellings and several nearby parcels zoned R‑1. Staff recommended approval, noting the comprehensive plan designates the area as rural conservation and that the proposed addition to the existing dwelling would meet R‑1 setback requirements once rezoned.
Applicant Theron Terry, who gave his address as 9906 Duncan Road, told the commission he needs an additional bathroom and described medical needs in his household as the reason for the addition. Terry said he previously obtained a permit for an earlier addition and that the planned work would comply with setbacks.
After brief questions from commissioners about setbacks, a motion to recommend approval to the Board of Supervisors — citing Virginia Code §15.2‑2286 A7 for the public purpose statement — was seconded and approved on a roll call vote with six members voting aye.
The commission took no additional conditions beyond the staff‑recommended proffering and will forward the recommendation to the Board of Supervisors for a final decision.
