Planning commission recommends two West Petersburg rezones, sends P‑24‑8 and P‑24‑9 to Board of Supervisors

The Dinwiddie County Planning Commission voted 6–0 Aug. 14 to recommend two residential rezonings to the Board of Supervisors.
Staff presented both requests and recommended approval. For P‑24‑8, staff said the subject parcels (Lots 174–179 in the West Petersburg neighborhood, near Warwick Street and Surrey Avenue) would move from Residential Limited (R‑1) to Residential Urban (RU), a district that staff said allows minimum lot sizes of 5,000 square feet and a minimum lot width of 50 feet. Staff told commissioners the properties have access to public water and sewer and that the development would not require turn lanes or other major transportation changes. Staff noted prior similar rezoning cases in the area and concluded the requested RU designation aligns with the town‑center land use designation in the comprehensive plan.
Applicant Reginald Ford, who gave a business address as 3002 Whole Street, said "we agree with Mr Bassett" and offered to answer questions; commissioners asked none. The commission’s motion cited Virginia Code §15.2‑2286(a)(7) and "I move that rezoning P‑24‑8 be recommended for approval to the Board of Supervisors." The motion carried by roll call vote, 6–0.
For P‑24‑9, staff presented a similar request for two parcels at 25613 Brunswick Avenue to change from R‑1 to RU for single‑family residential development. Staff said public water and sewer service is available, and that the applicant will need VDOT approval for driveway location and pay water/sewer connection fees. The applicant thanked staff and said the project team is moving from rehabilitation work toward new construction. The commission voted 6–0 to recommend P‑24‑9 to the Board of Supervisors.
Staff said the Board of Supervisors hearing date had not been formally set but was expected to be Sept. 17; applicants were told to expect an official letter confirming the date.
