The Dinwiddie County Board of Supervisors unanimously approved a rezoning request by Tyndall Corporation (P‑24‑14) to change two tax parcels on Alders Road from A‑2 (agricultural) to M‑2 (industrial general) with proffers.
Planning staff said the request aligns with the county’s comprehensive plan employment center and recommended approval with proffers. Applicant counsel Matthew Roberts described the request as an extension of a 2006 industrial rezoning to bring two additional acres into a single proffered development. Tyndall proffered paved site entrances, a concept plan tying development to proffers, an approximately 6‑foot earthen berm along Alders Road, evergreen plantings and a 75‑foot buffer on the north in certain areas.
Roberts estimated the completed facility could support roughly 200 employees at buildout. Neighbors raised concerns about dust, trash and truck traffic from existing operations; the applicant said measures are underway, including trash cleanup, transitioning to closed trash compactors and site paving to reduce dust. VDOT and planning staff reviewed traffic implications and did not require a traffic impact analysis for the rezoning; the applicant proffered entrance paving and taper details to accommodate large trucks.
The board approved the rezoning by roll call after proffer and site‑control explanation and thanked the applicant for community outreach. Staff will apply the proffers to final site plan review and any future site development.
