Staff concluded the application satisfied the five variance standards in county code (unreasonable hardship, special circumstances, essential property rights parity, no adverse effect on goals and objectives, and substantial justice). The applicant owns the adjoining parcel to the north, which staff said reduces concerns about adverse impacts on neighboring property owners.
Proponent Troy Wilde and co‑applicant Gretchen Wild described plans to add rear access and route traffic from a new back road rather than directly off the highway. The applicants said they had contacted surrounding owners and had engaged the fire marshal; the marshal reviewed the plans and indicated fire access and building‑permit review would address any needed access or egress for firefighting.
After closing the hearing, the commission moved and approved the variance. The approval included the understanding that building‑permit and fire‑code review will govern final fire‑safety measures when structures are permitted.
