Commission vacates platted portion of Summit Street to allow five-lot consolidation

The Duchesne County Commission held a public hearing Oct. 7 on Ordinance 24-413, a request to vacate the county’s public interest in a 50-foot-wide portion of Summit Street in the Pinion Ridge subdivision so that an owner may combine five lots into a single building site.
Planning staff explained the route had been platted in 1963 but never developed, the slope is steep and rocky, and utility providers returned no objections to the vacation. Applicant Bob Hamlin/Hamlet explained he has been cleaning up the property and plans to build a home; staff noted there is remaining access and alternate right-of-way to serve utilities if they are needed in the future. The planning commission had recommended approval based on utility notice results and the lack of transportation need for the platted segment.
The commission closed the public hearing and unanimously adopted Ordinance 24-413. Staff advised the applicant to coordinate septic and water approvals (Tri-County Health) and to record the required agreements should the vacation be granted and parcels merged.
