Landgate pitches free parcel valuation and marketplace to attract solar developers to airport land

Brooke Gooding, vice president of Landgate, told the Grand County Airport Board the company offers free valuation reports and a national marketplace to connect airports and other landowners with solar, wind and energy developers.
Gooding said Landgate’s valuation for the airport site is "$990 per acre per year," based on factors including net and buildable acreage ("960 acres" net, "921 acres" buildable), proximity to transmission and substation capacity, solar resource and how many panels can be installed on the property. She described Landgate as a data analytics firm and competitive marketplace: government listings are free while renewable-energy firms and institutional buyers subscribe for analytics.
The company, Gooding added, is not exclusive and does not earn sales commissions; offers generated through the platform go directly to the seller. She cited examples where Landgate increased interest for other public listings and said she would share the airport’s parcel report with staff and follow up with Tammy to proceed if the board wants to list the property.
The presentation lasted about ten minutes and prompted questions about how buyers receive notifications: Gooding said developers can sign up for area alerts and the platform also highlights “hot” listings via newsletters and outreach. Board members asked about procurement and exclusivity; Gooding said Landgate adapts to each agency’s procurement rules and provides advertisement dates and guidance but does not host auctions.
The board did not take an action at the meeting beyond receiving the presentation; staff and the vendor agreed to continue follow-up so the airport can decide whether to list parcels on Landgate.
