McPherson County approves River Trail Farms final plat at Smoky Valley Road and 14th Avenue

John Kinsey, McPherson County planning, zoning and environmental director, presented the final plat for River Trail Farms, located at the southwest corner of Smoky Valley Road and Fourteenth Avenue, and asked commissioners to sign the document.
Kinsey outlined the project's history, saying the application traces to sketch plans submitted in 2010 and 2011 and was renewed in later years. He said the current filing followed a moratorium that was lifted in January 2024 and that the planning board approved the preliminary and final plats after required reviews. Kinsey said a soil survey showed a mix of lagoon and septic systems across lots, two wells were drilled on separate lots, and rural water district No. 6 approved meters for two additional lots, providing water coverage for each parcel. He also said notices were mailed to property owners within 1,000 feet and that no negative responses were received.
Kinsey told the board the county surveyor, Bill Heller, had signed the plat and that the file includes a title report noting easements on the property. After a motion to approve the final plat and to authorize signatures, commissioners voted unanimously to adopt and sign the plat.
The board did not place conditions on the approval during the meeting; Kinsey noted that registration of deeds and any subsequent recording would follow county procedures.
