Sprinkler failure floods Heritage Building; county reports limited damage and files insurance claim

County staff told the board Dec. 9 that a sprinkler elbow in the Heritage Building attic froze and failed during a recent cold snap, releasing a large volume of water into a walk-in cooler and nearby areas.
Staff said floor drains captured roughly 90% of the discharge and that much of the equipment and key records were spared. County staff engaged a local contractor, Jerry Richards Construction, to address insulation and roof/ceiling issues; sprinkler technician Jason Stover of Blackhawk Sprinkler secured the system and completed a check within hours.
The county filed an insurance claim and an adjuster has been assigned to inspect the site. Staff were directed to compile a list of damaged items and coordinate with the claims adjuster; the county made temporary repairs to stop ongoing damage and will schedule further evaluation of the attic insulation and ceiling condition.
Officials said the incident highlighted unknown vulnerabilities in the building’s attic insulation and recommended an insulation evaluation to prevent recurrence.
