The Beaumont Planning Commission voted Dec. 11 to approve a conditional use permit for a dance studio at 709 Beaumont Avenue in the downtown mixed‑use zone.
Jillian Fountain, planning staff, said the applicant applied in June 2024 and the Development Review Committee reviewed the proposal; staff reported no public comments. The unit previously had unpermitted work from a prior, different application, which has since been resolved. Fountain said the project qualifies for a CEQA Class 1 existing facilities exemption and that staff recommended approval subject to conditions and a notice of exemption filing.
The applicant, who operates an existing studio in Palm Springs, told the commission lessons will typically be 45 minutes, often one‑on‑one, focused on ballroom and social dancing for adults. The applicant said many clients currently travel to Palm Springs and that opening in Beaumont is intended to serve local students and nearby communities. Commissioners asked about parking and pickup congestion; the applicant said lesson length and format should limit conflicts.
The commission moved, seconded and approved CUP 2024‑0005; a roll call vote recorded affirmative responses. Staff will prepare a notice of exemption for filing with the Riverside County Clerk/Recorder.
Next steps: applicant to comply with conditions of approval and file the notice of exemption; the studio will proceed to tenant improvements and building permits as required.
