Council approves three-year special-use permit for private youth training facility on W. 108th Street

The Lenexa City Council approved a three-year special-use permit for a private youth sports conditioning facility at 13720–13722 West 108th Street.
Community Development staff said the 2,640-square-foot tenant space triggered the special use permit because it occupies more than 20% of the building; staff noted required parking is 17 spaces and the applicant proposes more than 47 spaces. Hours will largely avoid school hours and include some weekend programming, staff said.
Applicant Andrew Petrosky described the project as a privately financed facility opened in memory of his daughter. Petrosky said the operation will focus on youth training, after-school clinics and mentorship, and that coaches will have SafeSport or similar certifications. He said the facility will initially operate privately for club teams and local participants.
After the presentation and applicant remarks, the council voted to approve the three-year SUP (motion by Bill, second by Melanie). The ordinance passed by voice vote.
The permit allows the property owner to operate the personal instruction/general use for three years; staff will monitor compliance as with other temporary SUPs.
