The Euclid Architecture Review Board approved design plans for three residential projects during its December meeting and dismissed an unattended old‑business case.
The board approved design for a new 1,250‑square‑foot, two‑story two‑family dwelling proposed for 21100 Nicholas Ave (case 2024‑ARB‑24). City staff said the developer has previously built two other homes in Euclid and that the proposed design "meets or exceeds the spirit" of the planning and zoning code sections 13.27.07 and 13.27.08. During discussion board members reviewed setbacks, the placement of an attached garage behind the front line of the house, and confirmed coordination to remove an existing curb cut; a motion to approve the design for Permanent Parcel 641‑18‑108 passed.
Separately, the board approved replacement of a storm‑destroyed garage at 21791 Kennison Ave (case 2024‑ARB‑25). Applicant Hal Dougherty said the plan is for a 20‑by‑20, 15‑foot‑tall, two‑car garage to match the primary dwelling; staff recommended approval and the board approved design for Permanent Parcel 642‑13‑094.
The board also approved exterior renovation and a deck/three‑season room at 20731 Lakeshore Blvd (case 2024‑ARB‑27). Contractor Giuseppe Gallo and owner Amos Maslachka described removing the existing roof and walls of a rear structure and rebuilding with sliding doors, skylights and a new deck; staff recommended approval and the board voted to approve design for Permanent Parcel 642‑04‑037.
Finally, staff recommended and the board voted to dismiss a case under old business (Permanent Parcel 649‑24‑003) after the applicant failed to appear in several consecutive meetings despite emails and calls; staff noted the applicant may return in the future when prepared. The meeting concluded after staff briefed the board on an upcoming zoning action plan and a recent fence‑code expansion that will affect future reviews.
