The Board of County Commissioners voted unanimously June 11 to establish the Governors Park South Community Development District (CDD) and adopt an ordinance creating the CDD.
Petitioner representative Mike Eckert explained the district would cover roughly 2,045 acres and operate under Chapter 190 of the Florida Statutes that governs community development districts. The petitioner asked the board to approve typical CDD special powers — including recreation and limited security functions — and clarified that the CDD would not change county land‑use approvals, zoning, or comprehensive‑plan authority.
Eckert and the petitioner’s team said proposed district infrastructure could include stormwater, water/sewer, roads, street lighting, landscaping and site amenities. The petition included a revised exhibit clarifying the district would own internal neighborhood roads while the county would retain collectors and state highways.
Commissioners had brief questions about recreational facilities, public access and bond covenants; staff and the petitioner said covenants and the development order would determine final amenities and public‑access conditions. With no public speakers, the board voted first to grant the petition to establish the CDD and then to adopt the ordinance creating it; both actions passed unanimously.
