The Loudon City Planning Commission and Board of Zoning Appeals approved a slate of routine land-use items, including a rezoning recommendation, multiple final plats and several setback variances.
The planning commission recommended that Philadelphia City Council approve rezoning for 23044 Wesley Highway from C1 to R1 to permit an addition for applicant Sarah Galyon; the motion was made by Commissioner Tim Dixon and seconded by Clayton Pangle and passed unanimously in the recorded voice vote.
The commission approved final-plat and lot-combination items for Tennessee National, including a three-lot combination (Application 148) and the final plat for pod 15b with 32 lots averaging just under 1.2 acres, presented by Tyler Gross of Large Design Solutions. The commission also approved a site-plan review for 124 Holt Drive for four townhome units.
On the variance docket, the Board of Zoning Appeals approved: a 300-foot-buffer variance related to 3827 Lee Highway (see separate coverage); a reduction of setback requests at 103 Sherritt Street to allow an addition to continue existing foundation lines; a reduction for 335 Lighthouse Boulevard; a 6-inch rear-setback variance at 407 Coffee Lane to permit a garage conversion; and a 5-foot front-yard reduction at 583 Indian K Drive related to a golf-cart path encroachment. Staff advised that in some cases the approvals were contingent on staff verification (HOA/declaration checks, final permit and inspection steps).
Commissioners repeatedly noted enforcement roles and the need for staff to follow up on permits and inspections where work had started without permits; staff said they will proceed with appropriate inspections and permitting steps for approved variances.
