The Woburn Zoning Board of Appeals continued the petition from 11–13 Garfield Ave Realty Trust for a special permit to permit a small second‑story addition (under 85 square feet) after board members found mismatches between conceptual renderings and the architectural plan set.
Attorney James Giuliano told the board the revised submission selected option 2 on sheets A105 and S102 and that the addition would add roughly 16.8 feet by 5 feet spread between the two units, increasing bedroom count by one per unit without exceeding the 35‑foot ridge limit. Several members, however, flagged A107/A108 renderings as conceptual and not in agreement with A105’s egress and elevation details. The chair stated the board must be satisfied that the elevations accurately depict the proposed construction before voting.
Board members recommended omitting purely conceptual images and resubmitting a consolidated set of accurate sheets (notably A107 and A108) that match the floor plans and show the doors and egress features discussed during the hearing. Attorney Giuliano asked for a continuance; the board voted to continue the matter to Dec. 18 so corrected drawings can be submitted.
