Attorney Joseph Taube presented a zoning-text amendment on behalf of Madison Woven Landing seeking to change the definition of “mixed use — hotel/restaurant” to allow the hotel to be on its own lot so it can be financed separately while remaining part of a single development. The planning board voted 7–0 to recommend the amendment to the council.
Taube explained the approach mirrors earlier developments such as Unicorn Park and Inwood Office Park, where multiple buildings were treated as one development for floor-area-ratio and open-space calculations but the hotel sat on its own lot to facilitate financing. He noted the proposed change would allow 369 Washington Street to be subdivided for financing while preserving the integrated development approach.
Councilors asked that the matter be sent to the Ordinance, Charter and Rules Committee for deeper review and requested copies of planning-board meeting minutes and any recorded material that supported the board’s recommendation. The council voted to refer the amendment to committee and to continue consideration at committee-level hearings.
