Baker County adopts three land-use ordinances after public hearings

The Baker County Board of County Commissioners held public hearings and adopted three ordinances relating to land use and zoning.
Ordinance 2024-21 approved a small-scale amendment to the county comprehensive plan to reclassify approximately 1 acre owned by Solomon and Yvonne Munson from Agricultural B to Very Low Density Residential. Ordinance 2024-22, the companion rezoning, reclassified that 1-acre portion from Agricultural 7.5 to Residential Conventional/Mobile Home 1. Staff and the Local Planning Agency recommended both items for approval. The board read the ordinances by title, took motions and adopted both measures by voice vote.
The board also considered and adopted Ordinance 2024-23, a rezoning request to change approximately 18.13 acres owned by Russell and Diane Nichols from Agricultural 7.5 to Agricultural 5 to allow future family 5‑acre lots. Staff noted that a portion of that parcel is within a FEMA flood zone and that the applicants understand limitations on future building in that area. The board voted to approve after a motion and second.
Each ordinance was read by title at the hearing and approved by voice vote; staff recorded that Local Planning Agency review and staff recommendations supported approval. The board directed staff to record the ordinances according to the usual recording procedure.
