The Town of St John Plan Commission voted to grant final plat approval for Schuster Village and site-plan approval for Lot 2, which will host a new 6,700-square-foot daycare to replace Little Rascals. Applicant James Husk of the DVG Team (representing 7 Ventures Holdings) told commissioners the town and deputy fire chief requested design revisions after a Dec. 9 staff meeting: widen sidewalks from 5 feet to 6 feet, widen the east-side parking aisle from 24 to 29 feet to accommodate emergency vehicles, and add a fire access pad west of the building (final surface to be determined).
Husk said revised plans were submitted Dec. 14 and the commission engineer issued conditional approval on Dec. 16; remaining items include a compliant photometric site lighting plan and soil borings to be completed before groundbreaking. The applicant requested several waivers (e.g., building facade materials, refuse enclosure materials, and lack of curb and gutter on adjacent streets) and referred the commission to previously submitted findings of fact. A motion to grant final plat approval referencing the findings of fact and contingent on meeting surety requirements carried; a subsequent motion granted site-plan approval for Lot 2. Commissioners recorded the motions as “Motion by Mr. Gill, second by Mr. Vogel” for the plat and a second motion for the site plan (second recorded as “second by mister Amshway”).
The developer will supply the photometric plan and soil borings and work with town staff on required waivers and construction details before issuing permits.
