Council rezones small parcel north of New Carlisle for self-storage project

The St. Joseph County Council on Aug. 13 approved a rezoning (Bill 75-24) to allow a commercial self-storage use on a portion of a 72-acre field north of New Carlisle.
Carl Brown Grimm of the Area Plan Commission described the site and said the petitioners and the town negotiated a layout that places the self-storage use away from the town right of way and screens nearby residences. "The petitioners were originally going to develop this self storage facility on the abutting parcel to the south," Grimm said, adding the revised plan reflects a compromise with the town.
Attorney George Lapiniotis, representing Veldkopf Farms, said the AllSecure-branded facility would be a higher-end, slab-on-grade design with minimal outdoor storage and above-standard drainage plans; he noted the petitioner is hiring a professional engineer to address known drainage and high-water-table issues. After no public opposition at the hearing, the council moved and approved the rezoning by recorded vote of 9–0.
The petitioner will proceed with plan review and must demonstrate compliance with county drainage requirements during site-plan review.
