A request to carve a roughly 4.8‑acre buildable lot from a 50‑acre parcel at 31031 Underwood Road was tabled by the Area Board of Zoning Appeals after staff recommended denial and suggested annexation into the nearby town of Walkerton as an alternative.
Planner Fariel Sharif told the board the proposed split would be inconsistent with the agricultural district’s intent to limit additional residential lots and would take farmland out of production; staff recommended denial. Sharif said the town of Walkerton indicated it would welcome annexation and could enable the lot split under town ordinances.
Petitioner Alan Walbert (speaking on Zoom) said the family wants to keep the land in agricultural production and would consider annexation but was concerned about unknown ramifications. Several public commenters urged the county to uphold its 20‑acre/200‑foot frontage standard to prevent sprawl and called for a completed comprehensive plan.
Given the complexity and the number of possible alternatives (annexation, reconfiguring lot lines, or creating an outlot), a majority of board members agreed more work was needed and moved to table the petition so the petitioner and staff can pursue alternatives and bring back a clearer proposal.
