Staff presented a limited amendment to Planned Development No. 54 at the northwest corner of Central Expressway and McDermott Drive, clarifying that an existing lot has a zero‑foot side‑yard setback and allowing the owner to subdivide the lot at a later date. Senior planner (Ms. Yockey) said staff reviewed historical records and found no evidence the council previously authorized the zero setbacks, so the request is essentially a housekeeping action that would bring the map and regulations into alignment.
The Planning & Zoning Commission held a public hearing on Nov. 19 and recommended approval; staff also recommended approval. With no public speakers at the council hearing, Councilmember (S14) moved to adopt Ordinance 4129‑12‑24 as presented; the motion passed.
The amendment does not change allowable uses but clarifies setbacks and enables eventual platting that would return to Planning & Zoning for review.
