The Manchester Planning & Zoning Board on Thursday approved a subdivision application to split a 14,998-square-foot lot at 167 Union Street into two new buildable lots in an R‑3 zoning district.
Vice Chair Aaron George Kelly moved to approve S 2024‑010 “in consideration of findings of fact and staff recommendations,” and Bob Gagne seconded. The motion passed with one abstention from Chris Wellington; the chair announced the ayes had it.
Before the approval, the board considered a waiver from Section 6.11 of the town’s development regulations, which requires underground utilities for new lots. Steven Minow moved to approve the waiver; Vice Chair Kelly seconded and the board approved the waiver with Wellington abstaining.
The application was filed by Joseph M. Wickert LLS Incorporated for GPS Properties Incorporated, according to the record. The board’s action follows staff recommendations and findings presented at the meeting.
The board did not read a roll-call vote showing individual yes/no votes for each member in the transcript beyond noting Wellington’s abstention. The matter is scheduled to appear in the planning department file under S 2024‑010 for public records and implementation steps.
