Warr Acres Planning Commission on Dec. 10 recommended that the City Council approve an application to operate an automotive sales lot on a portion of the property at 5959 Northwest 39th Street.
Staff told the commission the parcel is zoned C5, has served as a used-car lot in the past, and meets parking and screening requirements; staff recommended approval limited to the area shown on the site's site plan. "It is zone C5... It's been vacant for a couple of years," staff said during the presentation.
Applicant Siddiqui Nadim, representing the prospective operator, said the proposal is for a used-auto dealership leasing the west portion of the lot with "maybe 60 to 70 cars on the site" and "6, 7 employees in the beginning." Nadim said the office building at the front of the property would be used for sales and that mechanic bays in the rear are not being leased at this time.
During the public hearing, neighbor questions focused on whether paint-and-body work or general repairs would be allowed. Resident Vicki Douglas asked whether paint or body work would be permitted; staff and the applicant said the intent is sales-only for the leased portion and that any expansion to include repair operations would require a separate special-use permit.
Commissioners emphasized limiting any approval to the portion of the property identified on the site plan so that future leases or operations on the remainder of the parcel would require separate approvals. A motion to recommend approval to the City Council for auto sales on the portion of the lot identified in the site plan passed by voice vote.
The Planning Commission is a recommending body; the City Council will hold the final public hearing and decision next Tuesday at 6 p.m. in the same room. The commission advised the applicant to be present or represented at the council hearing.
