Gordon County approves rezoning for Oakland Drive subdivision project

The Gordon County Board of Commissioners voted Dec. 17 to approve rezoning application RZ2004-32 for 171 Oakland Drive, changing the parcel from agricultural to low-density residential to allow a small subdivision.

Applicant Luke Sutherland told the board his proposal envisions seven single-family lots compatible with the adjacent Oak Meadows subdivision. "There's 7 lots there ... we will obviously take a new set of lots, build them in, and make them conducive to the neighborhood," Sutherland said. A nearby resident, David Hall, said he was not opposed to development but urged the board to consider limiting density over stormwater concerns: "We already have a problem with water flow coming down just right up to the edge of my house when we have a lot of rain," he said.

Planning staff recommended approval and the planning commission voted 4–0 to support the rezoning. County staff and commissioners emphasized multiple technical prerequisites: Environmental Health must complete soil and septic reviews; a hydrology study and level‑3 soils report will determine the final buildable density; building inspections requires a fire hydrant per ULDC standards and will review erosion controls and road access prior to permits.

A commissioner moved to approve the rezoning; the motion was seconded and carried on roll call. The board approved the rezoning subject to the normal permitting process and technical determinations by Environmental Health and engineering consultants. The motion included the expectation that the developer complete required studies and obtain necessary permits before recording final plats or issuing building permits.
